ZBA grants special permit for Center Street cafe
Pembroke's Zoning Board of Appeals granted a special permit for Uncommon Cafe at 158 Center Street.
Zoning Board · Meeting of January 13, 2026
Pembroke's Zoning Board of Appeals granted a special permit for Uncommon Cafe at 158 Center Street. Vice Chair Chris McGrail, filling in for Chair Rick Cassavere, presided as applicant Tyler Doctor described a grab-and-go shop selling sandwiches, baked goods, local coffee and meal-prep items made at his Kingston catering facility. Members raised concerns that added traffic at the driveway beside the traffic lights could cause confusion or accidents.
Doctor said customers would exit by turning right only. One member said, "who would I be to tell you, no, you can't try to earn a living?" The board approved application 12-25 by voice vote. The applicants said the abutter period begins after the meeting.
