Zoning Board grants pool variance, fence condition
Zoning Board · Meeting of August 17, 2026
Pembroke Zoning Board of Appeals grants hardship variance for a pool squeezed by a septic conflict. The board voted unanimously to approve case 14-26, allowing an in-ground pool to remain roughly 20.2 feet from a side-yard line on a corner lot, below the standard 25-foot variance threshold, after the applicant's original pool site had to move away from a leaching field. No one spoke in opposition.
The approval is conditioned on the property's existing perimeter fence remaining at its current dimensions "for so long as the pool that's the subject of the variance remains in use," with members citing the fence as a visual buffer: "it's not an eyesore." The board also approved its July 14, 2026 minutes and said Town Counsel will present new, already-effective state zoning bylaw changes at the Planning Board's September 21 meeting.
