Planning Board Delays Vote on Washington Street Contractor Bays Until August

PEMBROKE — July 14, 2025 — Pembroke Planning Board continues contractor bay hearing over incomplete plans. The board voted unanimously at its July 14 meeting to push the public hearing for site plan SP5-25 at 242 Washington Street to August 11, after peer review engineer Paul Brogdon of Seacoast Engineering flagged that elevation drawings submitted by applicant Cameron Mayer were too generic to evaluate secondary egress requirements and that the photometric plan did not identify actual light fixture types. The proposed project is a 2,400-square-foot building with four contractor bays that Mayer says he intends to use for personal equipment storage, not commercial rental. Brogdon also raised a parking conflict concern, noting that with 20 feet of clearance between the building's overhead doors and the access driveway, and pickup trucks running 17 to 18 feet long, spaces directly in front of the bays could create access problems. The board separately voted to approve as-built drawings for 33 Riverside Drive, which Merrill Engineers had reviewed and found in compliance.
