Planning Board Approves 356-Unit Corporate Park Housing
Pembroke Planning Board approved a 356-unit housing complex at Corporate Park Drive.
Planning Board · Meeting of April 27, 2026
Pembroke Planning Board approved a 356-unit housing complex at Corporate Park Drive. The board voted 6-0 to approve the NRP Holdings, LLC project, including 36 deed-restricted affordable units, after closing a public hearing and approving six zoning waivers covering landscaping, parking and lighting. Attorney David Hennig called it one of the region's first MBTA Communities Act projects.
Traffic engineer Jeffrey Dirk said the development would add about 1,864 daily vehicle trips but only "four seconds" of added delay at the Oak Street signal. Board member James Noon pushed to tie occupancy permits to progress on a long-sought traffic signal, and the board agreed to revisit the issue at the first occupancy request, expected in about 15 months. Water Department's Dan Sullivan said project fees and a possible state grant could help fund a $7 million Oak Street water tank.
