Pembroke Records 11 Property Transfers as Family Trust Transfers Dominate July Deeds
Pembroke recorded 11 property transfers between July 10 and Aug. 8, but only five deeds listed a sale price, ranging from $350 to $750 with a median of $552. The top recorded sale was 82 Hamilton Drive at $750, from sellers Patrick and Catherine O'Toole, as trustees, to buyers Gary and Amanda Laramee. Three of the six undisclosed-price transfers moved property from an individual directly into a trust in that same person's name, a pattern consistent with estate planning. No two sales shared a street, and the data does not support characterizing the period as a buyer's or seller's market.
